JOHN KRATZER

CEO

John Kratzer is responsible for JMI Realty’s overall strategic direction, including all transaction and capital markets activities. Kratzer’s extensive background in the real estate investment and advisory business is invaluable to his role at JMI Realty where he is actively involved in the successful pursuit of new investment and development opportunities and capital alliances. Over the past decade, his numerous successes with JMI Realty include leading the 26-block master planning and development effort that ultimately created PETCO Park as the centerpiece of a $2 billion urban redevelopment effort in downtown San Diego, California. Prior to JMI Realty, Kratzer was co-founder of Homegate Hospitality, Inc., where he directed the company’s operations, including the development and construction of over 3,000 hotel rooms with a value in excess of $200 million. Under Kratzer’s leadership, the company grew from a private start-up to a publicly traded company (NASDQ: HMGT), and ultimately merged with Prime Hospitality (NYSE: PDQ). Prior to Homegate, he was an investment officer with Trammell Crow Realty Advisors, an institutional investment advisor that managed a $541 million discretionary fund and the Crow Investment Trust.

GREGORY W. CLAY

President

As President, Greg Clay is responsible for day-to-day operations, as well as helping to determine and execute the overall investment strategy of the company. Since joining JMIR in 1998 he has also held the positions of Chief Investment Officer, Senior Vice President of Acquisitions and Development, and Director of Development.  In these positions, Clay was directly responsible for the acquisition and development of projects with a combined cost in excess of $750 million.

Clay led the team and had a hands-on role in the ground up development of the Omni San Diego, the Solamar Hotel, the Marriott Del Mar, and most recently the Hotel Van Zandt in downtown Austin. He also played a key role in the acquisition of the Inn at Rancho Santa Fe, the Snow King Resort in Jackson Hole, the Hyatt Regency in Denver Tech Center, the Sheraton at Capitol in Austin, and the Marquette Hotel in Minneapolis; all since 2012.

Prior to joining JMI Realty, Clay worked at Homegate Hospitality, Inc., serving as Director of Western Development. The company, a developer and owner of mid-priced, extended-stay hotels, grew from a private start-up to a publicly traded company (NASDQ: HMGT), and ultimately merged with Prime Hospitality (NYSE: PDQ). In a two year period, Clay developed eight hotels with more than 1,300 rooms in the cities of Denver, Albuquerque, Phoenix, and Las Vegas.

His experience also includes serving as financial manager and financial analyst at Wyndham Hotels and Resorts (NYSE: formerly WYN). During Clay’s tenure at Wyndham, the company transitioned from a privately-owned, property management company with a seventeen property portfolio, to a publicly traded entity with more than 100 properties and a market capitalization in excess of $540 million. Clay played a significant role in the company’s initial public offering.

James Chatfield

SVP Construction

Jim Chatfield fulfills two significant roles for the company:  Managing Director of the San Diego office and Vice President of Construction, responsible for planning, design and construction activities.

Chatfield is currently overseeing several active JMI Realty Projects including the master planning of Ballpark Village, a 3.2-million-square-foot development effort; master planning of the 35-acre Fullerton Transportation Center in Fullerton, California, that involves a mix of transit-oriented residential, office, retail and hospitality projects; Encinitas Beach Resort, an Alila branded and managed hotel in San Diego, CA; and the construction of the Kimpton New Orleans.

Chatfield played a key role in the transformation of the Ballpark District surround PETCO Park, including the construction of the Omni San Diego Hotel, The Metropolitan Condominiums, East Village District Plant, and the retrofit of the Candy Factory and Schiefer & Sons historic buildings, both Orchid Award recipients.  He also was responsible for the development of Paseo del Mar, a 232,000-square-foot, Class A office campus in Del Mar heights; the Hotel Van Zandt, a 319-room Kimpton managed hotel in Austin, Texas; and is actively involved in all the acquisition and repositionings that JMI has undertaken over its history.

Prior to joining JMI Realty, Chatfield worked for five years with the United States Navy’s Civil Engineering Corps (CEC). While in the CEC, he specialized in government construction contracting, facilities planning and maintenance, and base realignment and closure actions. Chatfield served as staff civil engineer, and later as a project manager for over $300 million of construction at NAS/MCAS Miramar. His experience with the Navy varied from residential development on remote islands, to piers, refueling facilities and high-tech aircraft simulator construction.

TAYLOR VREELAND

Principal - Acquisitions & Development

Taylor Vreeland is responsible for deal sourcing, underwriting, and conducting financial and feasibility analysis for JMI Realty’s acquisition and development projects. His primary responsibilities include developing financial models and proformas, supporting debt and equity financing activities, and providing research support.

Mr. Vreeland holds experience in underwriting an array of real estate property types and is proficient in modeling complex financial structures. In an acquisition role, he focuses on forensic due diligence and project valuation analysis.  On JMI Realty’s development projects, Vreeland assists in project management and coordination of consultants, architects, operators, lenders, investors and other project stakeholders.

Drew Bridges

Principal - Investment Management

Drew Bridges is responsible for investment management of JMI Realty’s developed and operational projects. This includes finance, investor relations, asset management, and value enhancement strategies.

Mr. Bridges has played a key role in the acquisitions and repositionings that JMI has undertaken over its history, including the DoubleTree Hotel Portfolio, Snow King Resort, the Inn at Rancho Santa Fe, amongst others. He joined JMI Realty in 2011 as Financial Analyst, underwriting new development, acquisition, and financing opportunities.

Prior to joining JMI Realty, Mr. Bridges was at Archon Group in Dallas, participating in initiatives ranging from the acquisition of Non-Performing Loan portfolios, to assisting in the spin-off of what became known as Pillar Hotels and Resorts. Prior to Archon Group, he worked for the Allianz Real Estate GmbH Asia Pacific Branch.

BRIAN TERLIP

Controller

Mr. Terlip overseas the financial reporting, treasury, and general accounting function for JMI Realty and its investments under management. He works closely with the management team to monitor daily financial activities and facilitate the flow of financial information to partners and lenders.

Prior to joining JMI Realty in 2011, Mr. Terlip worked for Meritage Homes Corporation as an accountant for the Austin and San Antonio divisions.

Began his career in public accounting with Ernst and Young in Dallas within their real estate audit group, with a primary focus on homebuilding and private equity investment clients.

Matthew Comfort

Principal - Capital Markets

Mr. Comfort is responsible for all capital market activities and acquisitions, playing an instrumental role in equity and debt fundraising for JMI’s recent acquisition and development deals, as well as the refinancing of many of JMI’s existing properties.

Prior to JMI, Mr. Comfort was a founding partner of Bullwhip Capital Partners an investment platform focused on the independent and boutique hotel space. Bullwhip’s investments include the iconic El Rey and La Fonda hotels in Santa Fe, NM.  Before forming Bullwhip, Mr. Comfort ran the Hospitality Capital Markets group for Jones Lang LaSalle. In the last two years under his direction, his team executed on over $5.0 billion of transaction and advisory services, including financings, recapitalizations, note sales, and workout advisory/analytic services.

Mr. Comfort previously worked at AvalonBay Communities in New York where he focused on acquisitions, and at Westrum Development in Philadelphia where he worked with the acquisitions, development and property management teams.  Mr. Comfort worked at Mitchell/Giurgola Architects before leaving to lead the award-winning design of the Gishen Maryam Ethiopian Orthodox church and community center in Denver.
